Prices are shown for the two levels of finish described below.
Two levels of finish.
Every model comes in two versions. The first leaves the interior for you to design. The second comes with a finished interior.
Turnkey Exterior. Make It Yours Interior.
Fully finished outside, with the interior ready for your own design.
- CE-compliant modular superstructure
- Facade finished, triple-glazed windows
- Ventilated flat roof with EPDM membrane
- Waterproofed bathroom with installations in place
- Complete electrical, plumbing and water installation
- Kitchen installation prepared
- Conduit routed to the roof, ready for a future solar panel installation (panels and battery not supplied by We Modular)
Turnkey.
Everything in the first level, plus a finished interior.
- Premium interior wall, floor and ceiling finishes
- Interior doors
- Sockets, switches and lights
- Bathroom tiles and accessories
- Heating, cooling and ventilation available as options
Not included in either level: kitchen, furniture, foundations, site surveys and groundworks, utility lines on your land, local design fees beyond the modular scope, energy certificate and delivery. The configurator lists everything in full.
The technology behind the house.
A steel frame, built in a factory with car-industry precision and finished before it ever leaves.
- Steel that's strong. Timber that's smart.A load-bearing steel frame infilled with KVH C24-certified structural timber studs — strong, precise, and genuinely lower-carbon than steel throughout.
- Built to KfW 40, as standard. Not an upgrade — every We Modular home meets Germany's strictest energy efficiency standard from the first configuration. A smaller heating bill for as long as you live there.
- 38cm of wall, and every centimetre is working for you.Insulation, structure and finish layered to hold heat in, keep noise out, and feel solid under your hand.
- A wall that's actually double. The insulation does one job; a separate 30mm services cavity does another, so wiring and plumbing never have to compromise the air barrier.
- Finished before it reaches your plot.Every module is completed in a factory-controlled environment — the same precision on module one and module one hundred.
- Quiet, solid, and built to last. The difference you feel on day one: no draughts, no creaks, a door that closes with a solid sound — built the way a permanent home should be.
Fire-rating requirements depend on your project and local code — in many cases a rating isn't required at all. We confirm what applies to you as part of your offer.
How much could you save on energy?
Every villa is built to the KfW 40 standard. Choose a model or enter your own home size to compare your heating and hot water costs. Subsidy schemes may be available for KfW 40 homes.
Delivery and assembly.
Your home arrives up to 90% finished. A crane lifts each module into place and we make the utility connections.
