No. Your local architect obtains the build permit. Once you accept our offer and pay the design deposit, we give your architect a full set of modular drawings covering architecture, structure, MEP, fire safety and energy efficiency. They turn these into the technical drawings for the permit application. Local building codes or site conditions sometimes call for small adaptations to our standard drawings; when that happens, your architect gives us feedback and we update the drawings together. We sign the contract after the permit has been issued.
Yes — a few country-specific items sit outside our quoted price, since they depend on your plot and local rules: land surveyor fees, a soil (geotechnical) study, and the energy performance certificate are usually arranged by your architect and billed separately. Some countries also require a specific independent professional for quality assurance or site supervision during the build — for example, an independent kwaliteitsborger under the Dutch Wkb law, or a certified Baumeister in Austria, Germany and Switzerland. Depending on how your project is set up, that may need to be arranged (and paid for) by us rather than by you, which is also outside our quoted price. We confirm exactly what applies to your country, and what it costs, in your formal offer.
In short, yes, with a local architect who understands the process for a temporary structure permit. In that case we don’t permanently secure the modules to the foundation, so the home can be dismantled and relocated if you wish.
