Who are
we?
A family company with real experience in the hard stuff: steel, large-scale construction and engineering.
We Modular was established in 2024 by three partners with deep roots in steel, construction and engineering. We are a European company specialising in volumetric modular construction for international markets, including the UK, Germany, Austria and Switzerland.
We didn’t come from the world of glossy prefab start-ups. We came from industries where mistakes are expensive, and we brought that discipline with us.

How it all started.
We start looking for a way to take factory prefabrication further. We already complete 20% of a building in the factory with our ICF system, and advances in Building Information Modeling open up new possibilities — a natural next step for a developer, contractor and manufacturer looking to do better.
We Modular is established.
Our first prototype: a reinforced-concrete superstructure module.

Then steel: after four years of prototyping, serial production of our steel modular system begins, with up to 90% of the building completed in the factory.

We launch publicly at BAU Munich, one of the world’s largest construction trade fairs, in front of roughly 200,000 attendees — with a full real-life modular apartment on our stand.

Steel runs in the family
One of our founding partners runs the 5th largest steel manufacturer in the region — our factories sit next to each other. And Studio Karadjov, who trained in Munich and worked on some of Germany’s toughest modular projects, designs the engineering behind every model.
Not wasteful — with our money or yours
We keep the business lean on purpose, no debt we don’t need. When we spec a configuration, we price it the same way: nothing you don’t actually need.
Built digitally, before it’s built at all
Every home is modelled in BIM before a single panel gets cut — we catch mistakes on screen instead of on site. Independently certified too: ISO 9001, 14001, 45001, CE marked, built to Eurocode.
