A high-performance steel structure carries the load, infilled with KVH C24-certified timber stud walls and stone-wool insulation. All of it proven, traditional construction material — steel, timber, stone wool, fibreboard and gypsum board — just assembled with factory precision instead of on a building site.
The structure is designed to last 70 to 100 years, which is comparable to conventional construction.
No. Your local architect obtains the build permit. Once you accept our offer and pay the design deposit, we give your architect a full set of modular drawings covering architecture, structure, MEP, fire safety and energy efficiency. They turn these into the technical drawings for the permit application. Local building codes or site conditions sometimes call for small adaptations to our standard drawings; when that happens, your architect gives us feedback and we update the drawings together. We sign the contract after the permit has been issued.
In short, yes, with a local architect who understands the process for a temporary structure permit. In that case we don’t permanently secure the modules to the foundation, so the home can be dismantled and relocated if you wish.
The product is German: German engineering, German building codes, German-grade materials. What’s Bulgarian is the manufacturing — and that’s exactly why you can afford a bigger house than the same German-engineered spec would cost under German tax and labour costs.
